I'm Cosmo Spellings. I've been a full-time, licensed Florida real estate agent since 2005, and almost every one of those years has been spent on the side of the business most agents avoid: distressed properties. Foreclosures. Bank-owned homes. Short sales that everyone else said couldn't close.

Where I started

I came up during the years when distressed inventory wasn't a niche — it was the market. I built my business working REO listings for HUD, VA/VRM, FNMA (Fannie Mae), USDA, and major mortgage servicers across the Florida Panhandle: Escambia, Santa Rosa, Okaloosa, Walton, and Bay counties. At any given time I've managed a large, active portfolio of bank-owned properties — pricing them, marketing them, and moving them through closing on the servicer's timeline, not a leisurely one.

That work taught me something most agents never learn firsthand: how a loss mitigation department actually thinks. What makes a file get approved. What makes it get buried. I've sat on both sides of that desk — listing REO for the banks, and negotiating short sales for homeowners trying not to lose everything to foreclosure. Few agents in this market have done both at this level, for this long.

Why The Short Sale Desk exists

Short sales are won or lost in the details: a complete package the first time, a deficiency waiver that's actually in writing, a follow-up call made before the servicer's deadline instead of after. I earned my Certified Short Sale Expert (CSSE) designation, and I'm also NAR SFR (Short Sale and Foreclosure Resource) certified, to formalize what I'd already learned running these files — and built The Short Sale Desk so that discipline could work for homeowners and their agents everywhere in Florida, not just my own listings.

I've watched too many homeowners in trouble get preyed on — by upfront-fee "rescue" companies, by investors chasing a lowball deal, by bad information repeated so often it starts to sound true. The Short Sale Desk is the opposite of that: straight answers, a process that costs the homeowner nothing, and a desk that has run these files hundreds of times.
